Finish Layer

(3-5 mils, Clear, pigmented)- Provides a UV-stable wear layer

Grout/Top Layer

(10 – 12 mils) – Fills voids, provide uniform finish, strengthens

How much does commercial epoxy flooring cost?

Commercial Epoxy flooring costs can range from $3 per square foot to $25 per square foot and beyond. The cost depends on the floor preparation required, particular flooring industry/application requirements (whether safety, hygienic, durability, static dissipative, etc etc), the quantity that needs to be completed, and the thickness and composition of the coating required. How long do commercial epoxy floors last?

Commercial epoxy floors typically last 10 to 25 years with proper installation and maintenance, depending on the level of foot traffic, exposure to chemicals, and cleaning practices.  *Note that we have several customers with 20+ year old floors that still look new.  So it really depends on how you use the floor and how well you care for it.  See our Commercial epoxy floor care and maintenance guide.

In heavy industrial settings, lifespan may be closer to the 10-year range, while in lighter-use commercial environments, they can exceed 25 years.

Which commercial floor coating lasts the longest?

  • Epoxy Flooring:  10-30 years, depending on use, industry application, and care.  (See the answer above for more)
  • Methyl Methacrylate (MMA) Flooring: MMA floors have a similar lifespan of 7 to 10 years, but they cure much faster (often in under 2 hours) and perform better in extreme cold or temperature-sensitive environments.

  • Urethane Mortar / Cementitious Urethane Flooring: This is one of the most durable systems, lasting 15 to 20 years or more. It outperforms epoxy in high-moisture, thermal shock, and heavy-duty industrial areas like commercial kitchens and food processing plants.

  • Polyaspartic Flooring: Comparable to epoxy in durability, lasting 10 to 15 years, but offers quicker cure times and better UV resistance, making it ideal for environments needing rapid return to service or outdoor exposure.

  • Polyurethane Flooring: Typically lasts 8 to 12 years. It provides better flexibility and chemical resistance than epoxy, which makes it suitable for areas with heavy thermal cycling or exposure to aggressive cleaning agents.

What is the best industrial floor coating?

The best industrial floor coating depends on your specific facility needs—such as chemical exposure, temperature fluctuations, impact resistance, and downtime tolerance. Here’s a quick comparison of the most common types:

1. Epoxy Flooring:
Durable, cost-effective, and chemical-resistant, epoxy is one of the most popular choices for many industrial and manufacturing floors. However it requires longer curing time than some alternatives, and does not have as high a tolerance to heat / cold compared to urethane mortar for example.

2. Urethane Mortar / Cementitious Urethane Flooring:
Best for environments with high thermal shock, heavy impact, and moisture. This tends to be more expensive but offers unmatched durability in food and beverage plants, commercial kitchens, and chemical processing areas.

3. Polyaspartic Flooring:
Fast-curing, like MMA, but with better UV resistance. Great for quick-turnaround projects with exposure to sunlight. It can be slippery if not textured properly and is usually used as a topcoat.

4. MMA (Methyl Methacrylate) Flooring:
Ideal when fast installation is critical. MMA cures in just a few hours, even in cold temperatures. It’s highly durable, but comes with a strong odor during installation.  Keep in mind – MMA is typically more expensive than epoxy.

5. Polyurethane Flooring:
Flexible and resistant to chemicals and abrasion. It’s more UV-stable than epoxy and handles temperature changes well, but isn’t as hard or thick as urethane mortar systems.

Conclusion:
For general use and affordability: Epoxy.
If you need fast turnaround: MMA or Polyaspartic.
For thermal shock and moisture: Cementitious Urethane.
For chemical resistance and UV exposure: Polyurethane or Polyaspartic.
